Financial Services

HIFX is a San Francisco based company that provides a currency exchange service. They can work with our non-US owners to access some of the best exchange rates on the market. This allows non-US owners that have to make payments in US Dollars exchange rates that are better than most banks are able to give. HIFX also has an expertise and information department that can work with you to establish forward contracts on exchanges, lock in rates for mortgage payments for up to two years, and otherwise advise on trends in the currency markets. You have bought your Lot at Keyhole Bay and you have made the decision to build your dream home - you have conquered an important hurdle, and the next is to find professionals to carry your plans from the idea stage through construction and completion of your home.

In practice, finding a good builder or architect you have confidence in and who is qualified, available and competitively priced can be time consuming and a little frustrating so you may need perseverance and patience. But it will be worth it in the end!

More than any other factor, if you skip your homework here, it will cost you more in terms of money, time and expended energy.

Construction projects can come with problems. Some are mere snags- minor glitches and others can present some real headaches. One of the worst, by far, is to get stuck with the wrong contractor. Finding and hiring the right contractor is absolutely essential to the successful completion of your home.

First: never compromise honesty and integrity for a cheap price. During the process of trying to find a contractor to complete your project, you will hear many promises. Listen to them all, but apply Reagan's excellent advice: "Trust, but verify!" No matter how cheap the bid, try to obtain three independent references from other clients of that contractor - preferably by sitting down and talking to each client.

As you look for the right person for your project, quality - the desire for excellence must be a core value. Even though you may be an excellent judge of character, independent references deliver the gold standard of true accountability. In addition, these core values must be coupled with experience. There are simply too many opportunities - the world over - for people to take advantage, misinterpret, misunderstand or twist things in their favor.

A service professional's answers to some basic questions will give you a sense of whether or not you could comfortably work with that individual. Some important questions are:

  • How long have you been in business?
  • Have you completed projects like mine recently?
  • Can you provide a list of references?
  • Will you be using subcontractors on this project? If so, are your subcontractors qualified to work in these areas (such as plumbing, roofing, etc.)?
  • Are you licensed/qualified (ask to see their credentials/qualifications)?
  • Are you insured?
  • What materials will you be using?
  • Do you give written warranties?
  • Will my project require a permit?

Another source of information is those you know who have recently had houses built for them (preferably of similar style to the one you intend to build). Since the experience will be fresh in their mind, they will be able to give you a great deal of input regarding that particular contractor. Also, try to visit the homes that the builder has built. Questions to ask the references are:

  • Would you recommend this service professional?
  • Would you use this service professional again?
  • Were you happy with the project?
  • Was the job completed on time?
  • Was the job completed within budget?
  • Were there any unexpected expenses?
  • Did the service professional keep you informed of the status of the project?
  • Did workers clean up after finishing the job?
  • Choosing the Right Architect

If you want to start from "scratch" and custom build a house, you most likely will need to employ the services of a professional architect. An architect can take the photograph of the house that you have envisioned in your mind and turn it into a buildable blueprint. Just as important, an architect can not only make certain that your planned design is structurally sound but also make certain that it will meet the requirements of the various building codes in effect in your community.

An architect is trained to create designs that are structurally sound, functional, and aesthetically pleasing. An architect will know construction materials, can negotiate bids from contractors, and can supervise the actual work. In many communities you are required to have an architect or engineer sign the working drawings for a structure.

Each architect has an individual style, approach to design and a method of work. So, it's important to find an architect who is compatible with your style and needs. Here are some questions to determine if your architect is right for you:

  • Is he/she licensed/qualified (ask to see their credentials/qualifications)?
  • What does the architect see as important issues or considerations in your project? What are the challenges of the project?
  • How will he/she approach your project?
  • How busy is his/her schedule?
  • Who is your point-of-contact at the architect's firm? Is it the same person who will be designing the project?
  • How does the architect establish fees?
  • How much will your project cost?
  • What will you be expected to provide (if anything)?
  • What will the architect show you along the way to explain the project? Will you see models, drawings, or computer animations?
  • What services does the architect provide during construction?

Choosing the Right Builder

If you are also shopping for a contractor to build your custom house, having the design work completed prior to meeting with builders means that you will get accurate and comparable bids on the job. When a contractor knows precisely what they are going to be dealing with as far as square footage, design attributes and amenities, they will be able to much more accurately put a precise price on the project.

Building a house is a lifetime investment for most of us. So for better results, you have to choose a builder who is reliable and can deliver the goods he promises on time and show you the real value of your money.

  • Before starting the building process, be sure of the credentials of the builder.
  • Before you hire a builder, look at some of his/her building project.
  • The builder should be willing to make arrangements for maintenance, once the construction is complete.
  • The builder should accept to have all agreements in writing.
  • Inspect the site of his/her projects personally and take references from former clients.
  • Do not judge the builder by the fee charged, either high or low. Look for the quality of his work and the authenticity of the material he has used in his earlier projects.
  • When the builder shows you the plans for a proposed project, ascertain that the project is legally sanctioned.
  • Find out if the builder maintains an on-site supervisor.
